The unit is not in-production since 2006.  The plant is in operation since 2000 to 2006 with a maximum achieved     plant load of 40 Tons / month (Max. Plant Capacity is 62.5 Tons/month). APITCO has visited M/s. Manasa Organics Limited factory site  located on 07 acre Land in plot nos: 24-38 IDA, Nellimarla, Vizianagaram district, Andhra Pradesh, India.

1.         INTRODUCTION

M/s Manasa Organics Limited has its dye intermediate manufacturing plant at Nellimarla, Vizianagaram District, Andhra Pradesh.
The dye intermediate produced is 6-Nitro-1 - Diazo – 2- Naphthol – 4 – Sulfonic acid, which is very important dye intermediate for manufacture of various dyes.

M/s Manasa Organics Limited is situated at Nellimarla, Vizianagaram District, Andhra Pradesh, a well developed industrial area which is with in 05 Km from Vizianagaram. The site is surrounded by Small, medium & Large scale industries such as; AP Tanners and many more small units. It is in developed area with all infrastructural facilities to set-up industries.

3.0  Valuation of Land, Buildings & Civil Works and Plant & Machinery

3.1        VALUATION OF LAND
The unit M/s. Manasa Organics Limited is located on 07 acre Land in plot nos: 24-38 IDA, Nellimarla, Vizianagaram district, AP.

According to information collected from APIIC, value of Land is Rs.4.84 Lakhs per Acre. Xerox copy of Sub-registrar office statement (CARD-Computer Aided Registered Document) Based on enquiry from local and real-estate agencies, Land value is between Rs 20 Lakhs to Rs.30 Lakhs per Acre and the average rate of Rs 25 Lakhs is considered for valuation.

The methodology adopted in arriving Fair Market /Realizable value is by adding 75% of the enquired Market value plus 25 % of APIIC value of the above said property

3.2          Valuation of Buildings and Civil Works

The general method of valuation of Buildings and Civil Works is based on current rate of construction minus depreciation for the elapsed time and visual observation of the condition of structures.  Replacement value is computed based on current rates of construction.  Depreciated Replacement value is considered as Fair Market value.  Depreciation is allowed based on straight-line method.  The life of structures was taken based on their quality of construction.  The life of Civil RCC structures is considered as 50 years.  The life of AC sheet structures is considered as 40 years.

The Realizable value is taken as 90% of the Fair Market value. The details of specification, valuation of Buildings & Civil works.
The summary of value of buildings and civil works is as under:

Replacement value of Buildings & Civil work                : Rs. 254.45 Lakhs
Fair Market value of Buildings & Civil works                  : Rs.217.26 Lakhs
Realizable value of Buildings & Civil works                   : Rs 205.68 Lakhs

3.3       Valuation of Plant and Machinery

The methodology adopted in the valuation of Plant and Machinery is by taking into account the original procurement values and current Market values of equipment.  Inspection of the Plant and Machinery is done critically during our plant visit to ascertain the condition of the Machinery.

Original purchase value of the Machinery is ascertained from the list submitted by promoter by Interpolating the Machinery price index issued by RBI and also taking current prices of equipment obtained from the Machinery suppliers.  

Depreciation at 10% is calculated based on the written down value method for the age of Machinery.  Depreciated value is considered as Fair Market value.

The Realizable value is taken as 85% of the Fair Market value, based on condition of the Machinery and Market condition.

Replacement value of Plant & Machinery          :   Rs 1314.43 Lakhs
Fair Market value of Plant & Machinery              : Rs    628.68 Lakhs
Realizable value of Plant & Machinery               : Rs     534.38 Lakhs
